Sant Feliu de Llobregat City Council has approved a 6% reduction in property tax rates for 2027, cutting bills for owners of urban properties. Councillors passed the measure on Thursday 29th October 2026 as part of the municipality’s tax rules for the coming year.
For a home with a taxable base of €100,000 and no discounts, the council estimates that the annual IBI bill will fall from €698 in 2026 to €656 in 2027. IBI is Spain’s local property tax; the taxable base is the amount used to calculate the bill.
The reduction will apply to urban properties including homes, parking spaces, storage units and commercial premises. The council has also decided not to apply a 4.9% increase that had been used as a reference based on the inflation forecast.
How the council calculates the saving
In the council’s example, the €42 saving is the difference between the 2026 bill and the projected 2027 bill. The actual amount a property owner pays will depend on the property’s taxable base and any applicable discounts.
The council estimates that the 4.9% increase would have added another €34 to the example bill. The projected €656 bill is therefore €76 lower than the approximately €732 that would have been paid if that increase had instead been applied.
The municipal government says its economic management in recent years has made the reduction possible without compromising financial sustainability or the maintenance of public services.
Waste fee remains separate from property tax
The IBI reduction does not change Sant Feliu’s waste collection fee. Property tax applies to each urban property, while the waste fee is charged once per household or commercial establishment.
The fee was incorporated into municipal tax rules following Spain’s 2022 waste law, which required councils to adapt their management systems to European Union recycling targets. In 2024, Sant Feliu adopted a progressive model based on a property’s cadastral value, an official valuation used for taxation, rather than a single flat fee for every household.
Discounts are linked to the use of municipal recycling facilities and bulky waste collection. Residents can check the applicable arrangements with Sant Feliu de Llobregat City Council.
How councillors voted
The governing group voted in favour of the 2027 tax rules. Comuns Sant Feliu and Vox abstained, while the Popular Party and Esquerra Republicana voted against them.
