Affordable? Not in Sant Cugat
Sant Cugat del Vallès is the second most expensive municipality in Catalonia to buy a home, with an average price of 5,675 euros per square metre in the second quarter of 2026, according to official data from the Catalan Housing Agency and habitatbcn.cat. This places it just behind Cadaqués, where prices reached 7,364.71€/m², and ahead of Sitges at 5,660.91€/m². The figure for Sant Cugat represents a 2.9% increase from the same quarter in 2025, when it stood at 5,512.63€/m². Despite this rise, growth in Sant Cugat has lagged behind the Catalan regional average, which increased by 11.2% year-on-year to 2,994.53€/m² in Q2 2026.
More Than Double Since 2013
The long-term trend shows a dramatic increase in property values. Since the fourth quarter of 2013, when prices averaged 2,436€/m², they have risen by 132.9% to reach 5,675€/m² in 2026. This far exceeds the regional average increase of 58.3% over the same period, which rose from 1,713.38€/m² to 2,711.64€/m².
Neighbourhood Comparison
Among nearby municipalities, Sant Cugat remains a clear outlier in terms of price. Barcelona follows at 5,195.23€/m², while Castelldefels and Sabadell stand at 5,485.17€/m² and 2,620.64€/m² respectively. Other towns in the Vallès Occidental comarca are significantly cheaper: Terrassa at 2,499.59€/m², Rubí at 2,682.95€/m² (+15.5% year-on-year), and Cerdanyola del Vallès at 3,265.56€/m², a 3.3% decrease from the previous year. Sant Quirze del Vallès, with an average of 3,487.57€/m², is the third most expensive after Sant Cugat and Barcelona in the immediate area.
New-build vs Second-hand
In Q2 2026, new-build apartments in Sant Cugat sold for an average of 5,737€/m² (63 sales), while second-hand units averaged 5,652€/m² (165 sales). Given that new-builds represent only 28% of transactions, the second-hand price offers a more representative benchmark. Individual second-hand sales ranged from 1,791€/m² to 12,901€/m², highlighting wide variability across properties.
Sant Cugat's purchase price is 131.1% above the provincial average of 2,456€/m² and 100.7% higher than the Vallès Occidental comarca average of 2,827€/m².
What's Next?
Market forecasts for Q3 2026 predict a slight dip to 5,431€/m², though the range remains broad (4,675€–6,187€). With 229 recorded sales in Q2, the market remains active, but price trends may reflect shifting buyer behaviour and financing conditions. All data is derived from official sales records and reflects actual transaction prices, not asking prices or valuations.
