Idescat, Catalonia’s official statistics institute, recorded 2,850 homes started in Baix Llobregat in 2025. The volume is significant for residents seeking more housing, but it has not meant low rents: the region’s average monthly rent was €959.90 during the same year.
The construction total measures homes whose building work began during 2025, rather than homes completed or made available to rent. For tenants, the rent figure means the average contract registered in the comarca, the county-level area that includes municipalities such as Castelldefels, Gavà and El Prat de Llobregat, cost just under €960 a month.
Most starts were medium-sized homes
Idescat’s 2025 construction table groups the 2,850 starts by planned built floor area. The largest categories were:
- 1,275 homes planned at 76–100 square metres;
- 900 homes planned at 101–125 square metres;
- 428 homes planned at 126–150 square metres.
A further 133 homes were planned at 51–75 square metres, 113 at more than 150 square metres and one was recorded without size data. No homes in the dataset were in the category of up to 50 square metres.
Rental data records a higher average in early 2026
The 2025 average rent of €959.90 was based on registered rental contracts. Catalunya Metropolitana, citing the Generalitat’s rental statistics compiled from deposits lodged with the Institut Català del Sòl, or Incasòl, reports that the regional average reached €1,080 a month in the first quarter of 2026.
Idescat explains that its rental statistics are drawn from the register of deposits for urban-property tenancy contracts held by Incasòl. The figures show the contracted rent, not utility bills or other household costs.
