Barcelona’s Poblenou district has a new office building with an old shell, a 1945 lace and tulle factory on Carrer Perú has been converted into Nocco, a 5,000 square metre project in the 22@ district.
For local firms and hybrid workers, the pitch is straightforward, it adds another high-spec office option in a part of Barcelona where demand for quality space remains strong. The building is also being positioned as a sustainability-led workplace, with a target of Living Building Challenge certification.
The project is being developed by Patrizia and Urban Input, with commercialisation by Cushman & Wakefield. It spans four floors and centres on a 400 square metre private patio, designed as a shared meeting space rather than a standard corporate lobby.
The design focus is on natural light, vegetation and a stronger link between indoor and outdoor space. That fits the wider move in Barcelona’s office market towards buildings that offer more than basic floor area.
According to figures attributed to Cushman & Wakefield, about 150,000 square metres of office space were contracted in the first half of the year, with more than 95,000 square metres signed between April and June, up 30% on the same period in 2024. The same figures say 22@ accounted for around 37% of that total, while nearly 75% of transactions involved Category A or B+ buildings.
