Construction to Begin by Year-End
The Salas Foundation plans to start building 208 subsidised homes at the former AEG factory site in Terrassa’s Ègara neighbourhood by the end of 2026, following expected approval of the building permit before December. According to Diari de Terrassa, the project, split into two developments named Telers and Vapor, will begin simultaneously, with the first homes due for delivery in the third quarter of 2028.
157 Rents, 51 Sales via Surface Right
Of the 208 units, 157 will be rental homes with one to three bedrooms, part of the Vapor development. Twenty of these will be integrated into a preserved industrial building, ten in duplex format, with the rest distributed across four new buildings. The remaining 51 units will be offered for sale with two to four bedrooms, marketed through a surface right agreement lasting 75 years, meaning buyers will own the home but not the land.
Compensation Land Swap with Generalitat
The homes will be built on two plots, measuring 3,936 m² and 1,600 m², transferred by Terrassa City Council to the Generalitat in January 2025. This exchange was made in compensation for the forced expropriation of Vapor Ros, an old textile factory in central Terrassa, valued at just over €4 million. The agreement was signed by Mayor Jordi Ballart and Regional Minister of Economy and Finance Alícia Romero, as confirmed by Terrassa Digital.
Part of Broader Urban Revival
The AEG site, spanning over 60,000 m², is undergoing a major urban transformation led by developer Acciona. Already completed are 420 market-rate homes under the Argis brand, the Escola Nova Electra, and the 365-bed Can Telar student residence operated by Yugo. A new 3,000 m² central plaza, Plaça de l’Electra, has also opened, serving as a community and green space connecting Avinguda Jaume I with the Ègara neighbourhood.
The goal is to preserve industrial and modernist heritage, make it accessible, and give it new cultural, community, or educational uses.
Once fully developed, the AEG sector will include 785 homes in total. The city council anticipates the 230 publicly protected units, this project plus others, to be completed by 2028, as reported by Diari de Terrassa.
