The PSC-led district government in Gràcia has set public housing and the redevelopment of Vallcarca as priorities for the final year of Barcelona's current municipal term, which ends with elections in May 2027. For Vallcarca residents, the plans mean further construction and planning activity around Rambla Verda, while the timetable for some local road works will extend beyond the election.

The party says it will continue the urban transformation of the Rambla Verda area to make space for new public housing. The Ajuntament's Rambla Verda project is also due to provide 6,000 square metres of urban green space.

Rambla Verda expansion and new housing schemes

The next planned phase of Rambla Verda is intended to extend the scheme to Carrer d'Agramunt. Demolition of the building at Avinguda Vallcarca 83, which is affected by the current planning scheme, began before the summer after its occupants were rehoused following mediation by the ombudsman.

The PSC says the following public-housing schemes are due to move forward, with the preparation of their building projects currently out to tender:

  • Farigola 10
  • Mare de Déu del Coll 105
  • The second phase of Rambla Verda, extending towards Carrer d'Agramunt

Tourist-flat licences due to end by 2028

The district government maintains its forecast that licences allowing homes to be used as tourist accommodation will be eliminated by 2028. It estimates that more than 1,000 homes in Gràcia could then return to the ordinary long-term residential market.

That estimate does not mean that all of those homes will automatically become available to local tenants. Whether each flat is offered for regular housing after its tourist licence expires will depend on its owner.

The PSC also plans to finish works already under way before May 2027. The service ring road is forecast to be completed next spring, while the remodelling of the junction of Carrer de Tirso and Carrer del Santuari is expected to continue beyond the end of the current term.
