L'Hospitalet among most sought-after rental markets

L'Hospitalet de Llobregat is the second city in Spain with the highest relative demand for rental housing compared to available supply, based on data from real estate portal idealista/data for the second quarter of 2026. Only Terrassa ranked higher, with Sabadell in third place. The analysis covers municipalities with more than 200 active rental listings and measures search volume relative to stock availability. According to the report, high prices in Barcelona have driven renters toward surrounding areas, a trend now firmly established across the metropolitan region.

Competition rises in Barcelona’s periphery

  • Terrassa (1st), L'Hospitalet (2nd), and Sabadell (3rd) led national rankings for rental demand pressure.
  • Barcelona appeared at 10th, behind other metropolitan cities including Badalona (7th).

This shift has intensified competition in nearby towns. While rents remain lower than in Barcelona, rising demand has pushed prices upward.

Eight of the ten most pressured rental markets are officially designated as 'tensioned residential zones' by regional authorities, where rent increases are legally capped.

Rents near Barcelona outpace much of Spain

Despite being outside the capital, L'Hospitalet ranks sixth nationally for cost per square metre, at €17.7/m² per month. This places it behind only Madrid (€23.3), Barcelona (€23), Palma de Mallorca (€19.1), San Sebastián (€18.4), and San Sebastián de los Reyes (€18). Other nearby municipalities record lower rates: Castelldefels (€16.9), Badalona (€16.7), Sant Cugat del Vallès (€16.2), Sabadell (€12.4), and Terrassa (€12). The growing pressure in these areas reflects broader patterns seen around Madrid, where Getafe (4th), Alcalá de Henares (6th), Alcobendas (11th), and San Sebastián de los Reyes (16th) all rank ahead of the capital, which appears at 28th. Tenants searching beyond major cities face tighter markets and rising costs, even if savings persist compared to core urban centres.
