The College of Architects of Catalonia (COAC) has warned that Catalonia should build 10,000 additional homes each year, as the number of approved new-build and renovation dwellings fell to 7,897 in the first six months of the year. For residents seeking a home, the figures point to fewer approved housing units than in the same period a year earlier.

COAC issued permits for construction or major renovation covering 2.41 million square metres across Catalonia during the six-month period, a 13.46% increase on the previous year, according to reporting by Diari ARA.

Housing area holds steady while approvals decline

Housing remained the main use for projects given permits, accounting for almost 1.6 million square metres, or 66% of the total area. Yet the surface area assigned to housing grew by only 0.54%, while the number of approved homes fell by 2.59% to 7,897.

  • Construction and major renovation permits covered 2.41 million square metres.
  • The overall permitted area rose by 13.46% compared with the same period a year earlier.
  • Housing projects covered nearly 1.6 million square metres.
  • Non-housing uses increased by 54.24% compared with 2025.

The reported figures suggest that the housing area was maintained partly because the approved homes were larger and because renovation projects supported the total area devoted to housing.
