Barcelona rental market moves at record speed
36% of flats rented through the property portal idealista in Barcelona during the second quarter of 2026 were on the market for less than 24 hours before being taken, new figures show. This makes Barcelona one of Spain’s fastest-moving rental markets, with homes disappearing from listings nearly four times faster than in Madrid, where just 9% of rentals closed within a day during the same period.
In Barcelona, competition has risen by 917% over the past five years, with rental supply down 90% since 2020.
The figure places Barcelona second among provincial capitals, behind only Ceuta (67%), Teruel (50%) and Huesca (44%). However, idealista warns that smaller markets like these can be skewed by low transaction volumes. Across the wider province of Barcelona, 35% of rentals lasted less than a day, the second-highest rate after Teruel (39%). Tarragona recorded 31%, Girona 22% and Lleida 21%.
Supply shrinks as demand surges
The rapid turnover reflects intense competition for limited housing. According to idealista, rental supply in Barcelona has dropped by 90% since 2020, the sharpest decline in Spain. Over the same period, competition among renters rose by 917%. Nationwide, 17% of homes listed on idealista were rented within 24 hours in Q2 2026. In other major cities, the proportion was far lower: San Sebastián and Valencia at 14%, Alicante at 10%, and Malaga and Madrid at 9%. Official data from Idescat show 28,079 rental contracts formalised in Catalonia in Q1 2026, with an average rent of €861.23 per month. In Barcelona, the average contractual rent reached €960.56. Rental prices continue to climb despite regulatory measures. Contracts increased by 4.3% year-on-year, while average rents rose by 4.04%. The INE House Price Index also reports that housing prices in Catalonia grew by 10.5% year-on-year in Q1 2026, with second-hand properties up 10.8%.
