Barcelona’s average advertised price for second-hand homes reached €5,304 per square metre in July, according to the Fotocasa Real Estate Index. For prospective buyers, that put the average asking price of an 80m² home at €424,280, €12,194 more than a comparable home listed a year earlier.
The city was Spain’s third most expensive provincial capital for resale-home asking prices, behind San Sebastián and Madrid. Across the province of Barcelona, the average was €3,738 per square metre.
Fotocasa’s figures track advertised asking prices rather than the final prices paid when homes are sold. The portal’s index placed the average resale asking price in Catalunya at €3,450 per square metre, up 11% year on year and the fourth-highest level among Spain’s autonomous communities, behind Madrid, the Balearic Islands and the Basque Country.
Prices rose fastest in Gràcia and Nou Barris
Price movements varied widely between Barcelona districts. Gràcia recorded the largest annual increase, at 11.6%, followed closely by Nou Barris at 11.5%.
- Gràcia: asking prices up 11.6% year on year.
- Nou Barris: asking prices up 11.5%.
- Sarrià-Sant Gervasi: asking prices up 7.8%, with an average of €7,617 per square metre.
- Ciutat Vella: the only Barcelona district where prices fell compared with a year earlier.
Sarrià-Sant Gervasi remained Barcelona’s most expensive district, ahead of Eixample and Les Corts.
National asking prices also reached a new high
Fotocasa reported that the average asking price for resale homes across Spain was €3,154 per square metre in July, 16.2% higher than a year earlier. The portal said this took the average price of a standard home above €250,000 for the first time.
