One of Spain’s Largest Commercial Real Estate Deals
Diagonal Mar, the largest shopping centre in Catalonia, has been put up for sale by its owner, German financial group Deutsche Bank, through its asset management division DWS. The complex, located in Barcelona’s Sant Martí district next to Diagonal Mar park and close to the coastline, is being offered for a price close to €500 million. This marks nearly a decade since DWS acquired the property in 2016 for €493 million. The sale is being managed through the real estate fund Grundbesitz Europa, with the aim of recovering the initial investment.
Leading Firms Handling Buyer Search
Real estate consultancies JLL and CBRE have been appointed to lead the search for potential buyers. CBRE also currently manages the centre, giving it direct insight into its operations. According to reports from El Periódico and confirmed by market sources, the transaction is expected to be completed during the first quarter of 2027, pending negotiations and final terms. If finalised at the projected value, the sale would rank among the largest commercial real estate transactions involving shopping centres in Spain.
Strong Revenue and Strategic Location
The centre, which opened in 2001, spans over 305,000 square metres of built space, with more than 90,000 square metres of retail area. It hosts major tenants including Alcampo, Primark, MediaMarkt, Decathlon, Zara, Kiabi and Cinesa cinemas. Its income-generating potential is a key selling point: in 2024, the centre earned €23.2 million from commercial rentals and an additional €891,000 from parking operations. The location, near the start of Avinguda Diagonal and within a zone of intense residential, business, cultural and tourist activity, is expected to attract investor interest.
No Immediate Changes for Shoppers
The sale process does not imply any closure of the shopping centre or immediate changes for its tenants and visitors. Operations will continue as normal during the transition. The potential change in ownership is purely financial and will not affect day-to-day activities unless new management decisions are made post-sale.
