More recently, the Spanish consultancy Azora took over management of the properties. ## Monthly Bills Exceed €1,600 in Some Cases One of the main concerns raised by tenants is the lack of transparency in billing. While rent for a 50m² flat reaches €1,657, additional annual charges include approximately €471 for community fees and €300 for IBI. Residents say they do not understand why costs vary significantly between flats of the same size and conditions, with some paying €155 more than others. ## Mandatory Services Add to Costs Since September 2023, tenants have been required to contract Sunflower, a private company, for hot water and air conditioning services, a condition they say was imposed without consultation.
