# Student Room Rents Hit €735 in Barcelona

## Barcelona's Student Housing Costs Rise

The average monthly rent for a student room in Barcelona has reached €735, according to an analysis by the Organisation of Consumers and Users (OCU) of 6,580 listings on Idealista as of 31 August 2026\. This makes Barcelona the most expensive city in Spain for room rentals, ahead of Madrid where the average stands at €689\. Rent levels vary significantly by neighbourhood, with differences of up to €3,600 per year depending on location. Students who choose more affordable areas could save substantially on annual housing costs.

## Most and Least Expensive Neighbourhoods

The priciest areas for room rentals in Barcelona are Dreta de l'Eixample (€832), Sant Gervasi-Galvany (€804), and El Raval (€800). In contrast, more affordable options include Camp de l'Arpa del Clot (€577) and El Guinardó (€583).

## Rising Prices and Market Imbalance

The OCU warns that ongoing imbalances between housing supply and demand continue to push rents upward. In comparable neighbourhoods, prices have risen between 17% and 33% since 2023\. El Raval has seen one of the sharpest increases, rising from €625 to €800 per month over three years. While renting a full 80m² apartment to share among three people may offer a cheaper per-person cost, ranging from €347 to €938 depending on the area, the OCU advises students to clearly define responsibilities and replacement procedures in shared rental contracts.
