# Rent Cap Lowers Prices in L'Hospitalet

## Rent Prices Fall Since 2024 Cap

Since the rental price regulation came into force in March 2024, average rents in L'Hospitalet have fallen by 6.2%, according to housing data published by the Generalitat. In the first quarter of 2026, the average cost to rent an apartment was €824 per month, down from €880 in the same period of 2024, just before the cap took effect. This represents a monthly saving of around €56 for tenants citywide, with L'Hospitalet having recorded its highest rental prices in recent years at the time the measure was introduced.

## Tenants Report Ongoing Housing Shortages

Despite lower prices, residents continue to face severe difficulties in securing long-term rentals. Gonzálo, a local resident, said it took him a year to find a suitable home for himself and his partner. Jon, another resident, noted that properties attract hundreds of inquiries within hours of being listed. Jan March, head of the real estate exchange at the Chamber of Urban Property of L'H, confirmed that many landlords are avoiding the long-term rental market. Instead, they are opting for tourist rentals or selling properties outright.

> There is no regular contract housing and there is a lot of demand. We find ourselves with two speeds. When we publish an apartment, we can receive more than 300 or 400 applications in two hours, the lines can collapse.

### Decline in Rental Contracts Confirmed

Data shows a significant drop in long-term rental activity. In the first quarter of 2024, around 1,309 rental contracts were signed. By the same period in 2026, that number had fallen to 851\. In the second quarter of 2025, property purchases in the city even surpassed the number of rental contracts signed, indicating a shift in landlord behaviour. The Chamber of Urban Property of L'H described the current rental market as being in a "very difficult moment", with high demand and shrinking supply.
