## Longer Sales Times, Higher Prices in Prime Market

Prime properties in Barcelona now take between four and five months to sell, with an average of 12 to 16 viewings required before a sale is completed. This marks a rise from the 110 to 135 days needed a year ago, according to real estate agency Walter Haus, which published its analysis of the third quarter of 2026\. The report identifies Sarrià-Sant Gervasi and Pedralbes as the most dynamic areas in the city’s high-end residential market. In these districts, closing prices range from €6,600 to €7,400 per square metre, reflecting an 8% year-on-year increase. This growth outpaces Dreta de l'Eixample, where prices range from €6,300 to €7,000 per square metre and have risen by 7% compared to the same period in 2025.

## Buyer Profiles and Transaction Trends

The average transaction value for a luxury home in Barcelona now stands between €1.1 million and €1.4 million, up from €1 million to €1.3 million a year ago, an estimated 5% to 8% increase. Despite rising prices, buyers are becoming more selective.

> The prime market in Barcelona maintains stable but more selective demand. Buyers are looking for location, quality of life, unique properties, and long-term value, and they compare more before deciding.

Walter Haus partners attribute the extended sales period to increasingly cautious decision-making. Around 55% to 60% of buyers are domestic, while foreign buyers account for 40% to 45% of luxury transactions. The largest international groups come from France, Italy, the United States, the Netherlands, and the United Kingdom, with growing interest noted from American and Dutch purchasers.

## Financing and Purpose of Purchases

Between 55% and 65% of luxury property purchases are made in cash, though partial financing is gaining traction as buyers seek to avoid liquidating other assets. Just over half of all high-end purchases, between 50% and 55%, are for primary residences. Around 10% are for second homes, while investment and professional relocation each account for 15% to 20% of transactions. However, investment-driven purchases for rental income are declining in appeal. Gross rental yields for premium properties in Barcelona hover around 4.4%, leading Walter Haus to observe: *Wealth seeks refuge and use, not income*.

## Outlook for Final Quarter of 2026

Looking ahead, the agency predicts continued price growth in the luxury segment, though at a more moderate pace. Location, property condition, and fair pricing will be critical factors in securing sales. International demand, particularly from the US and the Netherlands, is expected to remain a key driver of the market.
