The scheme covers land in Cerdanyola del Vallès, Montcada i Reixac and Ripollet, with up to 752 homes planned, including up to 403 protected homes, half of them intended for rental. For residents of the nearby Carretera de Barcelona, Les Fontetes, El Turonet and Terra Nostra neighbourhoods, the project is intended to create new road, walking and cycling links across an area now separated by major infrastructure. ## Hospital site and homes beside the N-150 The 108,184-square-metre area lies on both sides of the N-150, between the Sec River, the R4 Rodalies commuter rail line and the C-58 junction. The plan provides for the future regional hospital and for the former N-150 road to become a metropolitan avenue at least 30 metres wide. The avenue is planned to include public transport, cycle routes and pedestrian paths. The scheme also includes a footbridge over the R4 line and new ramps connecting to the C-58. - 26% of the site is designated for roads and transport infrastructure. - 24% is allocated to public open space. - 22% is reserved for community facilities, including the hospital site. - 3% is set aside to protect infrastructure systems. Together, those public systems account for 75% of the development area. The remaining land is planned for housing and economic activity, including commercial premises on ground floors and on designated plots. --- ## Ten-year scheme follows metropolitan plan change The partial plan puts into effect a modification to the **Metropolitan General Plan**, known by its Catalan initials PGM. The PGM is the statutory planning framework that sets permitted land uses and development rules across the Barcelona metropolitan area; its amendment was approved in March. According to the project details reported by Metrópoli Abierta, the Barcelona Metropolitan Area, the AMB, is promoting the scheme, which is expected to cost more than €19 million and take 10 years to deliver. Buildings facing the avenue may be up to six storeys high and will include arcades and occasional setbacks. A second row of buildings, limited to four storeys, is planned around shared spaces and green strips extending towards the railway. The plan also provides for parks along the Sec River and road infrastructure, two public squares linked to local facilities, and green corridors crossing the district.
