Property crowdfunding firm Crowpire has not provided a project-by-project breakdown of the €57 million difference between the €167 million Housers said it had raised from investors and the €110 million it said it had returned, according to an investigation published by elDiario.es on Monday.

The issue matters to Barcelona residents considering property crowdfunding, where individuals put money into specific developments rather than buying a home themselves. Crowpire said most projects were still under development or construction, while others were in debt recovery or litigation, and that figures would be supplied as money was returned, distributed or recovered.

> “We cannot, in this case, provide the specific data, which we will provide in each case as it is returned, distributed or recovered,” the company said.

Housers was rebranded as Crowpire about a year ago. The company had promoted investments in property developments by using the slogan “Invest like the big funds”, offering investors the prospect of high returns.

## Questions over management of developments

elDiario.es reported that investors and company documents pointed to management problems and a network of affiliated companies which, it said, allowed Housers to retain indirect control over developments while avoiding formal responsibility for them.

Under the model described in the investigation, Housers acted as an intermediary between investors and developers. After a project had secured funding, an independent administrator was appointed to manage it.

The report identified Atrium Lex as the administrator proposed by Housers for many projects. Investors have brought complaints and legal actions accusing Atrium of failing for years to present accounts or call meetings for investors in several stalled developments, according to elDiario.es.

In one Barcelona development managed by Atrium, the investigation said investors were told that the building had been boarded up, although reporters found it in good condition. That allegation concerns a local project in which investors were seeking information about the state of the property linked to their funds.

Crowpire said the events described belonged to earlier phases of the business and that its present management was focused on recovering investments and defending affected investors’ interests with transparency.

## Investors raise invoice concerns

More than 20 investors interviewed by elDiario.es also alleged that Housers deducted a 10% commission when contracts were formalised or returns paid, without issuing them a personal invoice showing the taxable amount and VAT. They said the missing documentation prevented them from claiming the cost in their personal income-tax returns.

Crowpire rejected the suggestion that investors lack supporting documents. It said that, under its current management, accounting and tax documentation for services provided is issued in line with applicable rules.

The [CNMV register](https://www.cnmv.es/portal/consultas/Servicios-Financiacion-Participativa/Proveedor?nif=B87269999&nreg=13&ref=barna.news), maintained by Spain’s National Securities Market Commission, lists Housers Global Properties as a crowdfunding service provider under reference number 13, effective from 10 November 2023\. People considering an investment can check that official entry before using the platform.
