## Hotel Prices Rise Faster Than Wages

Between 2015 and 2024, the average hotel rate in Catalonia increased by 48%, according to data from Idescat, the official Catalan statistical office. Over the same period, the gross salary of Catalan employees rose by 30.5%. This 13.5 percentage point gap has made domestic holidays significantly less accessible for residents. The disparity is evident across all categories. Even one-star hotels have become 79% more expensive, two-star hotels 69% more costly, and three-star hotels 50% pricier. These increases occurred despite only a 15% rise in productivity per employee and a 4% decrease in personnel expenses per worker in constant terms.

> The bulk of increased profitability has gone into gross business surplus, not wages or local affordability.

## Profitability Soars Beyond Turnover

From 2015 to 2024, turnover in the hotel and similar accommodation sector grew by 50% in real terms, while gross value added rose by 60%. However, gross operating surplus nearly doubled after inflation, indicating that business profitability has outpaced both economic output and labour costs. This trend persisted through the post-pandemic recovery. Many hotels took on debt during the crisis, and while they have since repaid loans and surpassed pre-COVID results, the financial gains have not translated into higher wages for workers.

### Cost Pressures Offset Gains on Costa Brava

On the Costa Brava, hotel turnover per occupied room rose 14.3% year-on-year in July 2025 to €147.78, with RevPAR reaching €118.58\. However, operating costs increased by 46.5% between 2021 and 2026, driven by energy, food, and labour expenses. Salary revisions, minimum wage hikes, and social security contributions have further strained margins, limiting profit growth despite strong revenue.

## Residents Shift to Alternative Accommodations

Catalans, who once made up nearly 17% of hotel overnight stays, now account for only 14%. Over the decade to 2025, overnight stays by Catalans in hotels fell by 2.1%, while total overnight stays in Catalonia rose by 16.7%. Instead, residents are increasingly turning to campsites and tourist apartments. Overnight stays by Catalans in campsites rose 38% between 2015 and 2024, while hotel stays stagnated. Nearly half of campsite accommodation is now classified as four-star, offering bungalow-style units that combine comfort with shared costs. The number of places in tourist housing has more than doubled, from 260,000 in 2015 to 580,000 in 2025, surpassing the 332,000 hotel beds available. Meanwhile, traditional tourist apartment supply grew by around 20%.

### Rural Tourism Grows Positively

Rural tourism has seen a 20% increase in offerings over the past decade, representing one of the more positive developments in the sector. This expansion has diversified options for residents seeking affordable getaways within Catalonia.

## International Focus Reshapes Domestic Travel

While hotel demand from international visitors has driven investment and upgrades, domestic trips by Catalans have declined. Between 2019 and 2025, overnight stays within Catalonia by local residents fell by 19%. In contrast, trips to the rest of Spain rose 5%, and international trips increased by 7%. In 2025, Catalans spent 23% of their tourism budget within Catalonia, 30% elsewhere in Spain, and 47% abroad. This shift raises questions about whether the success of high-value tourism is coming at the expense of local access.

### Transformation Outside Barcelona

The hotel upgrade has been more pronounced outside Barcelona. In 2015, 69% of rooms in the city were four-star or higher; by 2025, that figure had slightly declined to 63%. In contrast, the rest of Catalonia increased its share of high-category rooms from 47% to nearly 59%, almost doubling its luxury supply. Price growth has been widespread: between 2015 and 2025, average rates rose 53% in Barcelona, 59% on the Costa Brava, and 44% on the Costa Daurada.

### What This Means for You

For local residents, especially families and lower-income households, traditional seaside holidays in Catalan hotels are becoming harder to afford. While alternative accommodations like upgraded campsites and rural stays offer options, the overall trend points to a tourism model that prioritises international visitors and higher spending. Policymakers may need to address how the benefits of tourism are distributed, ensuring residents are not priced out of their own region.
