Barcelona's College of Real Estate Agents (Coapi) and the Association of Real Estate Agents of Catalonia (AIC) have signed a collaboration agreement with the Rental Observatory to jointly study the evolution of the rental market in Catalonia. The announcement was made in a joint statement published on Thursday 5th November 2026.

The agreement will allow the inclusion of data from real estate professionals who are involved daily in rental transactions, enhancing the accuracy and depth of the Rental Observatory’s periodic reports. The aim is to compare official statistics with on-the-ground market realities, particularly tracking changes in supply, rental prices, arrears, and demand across different areas of Catalonia.

## Improving Market Analysis Through Expert Input

Montserrat Junyent, president of both Coapi and AIC, stated that the housing crisis cannot be addressed from purely theoretical positions. She emphasised the need to understand the realities of housing supply and the challenges faced by landlords in today’s market.

> The housing crisis cannot be addressed solely from theoretical positions.

Gerardo Neistat, director of the Rental Observatory, said the agreement would strengthen the body’s ability to analyse one of the most complex residential markets in Spain, thanks to direct input from professionals operating in the sector.

Data provided by estate agents is expected to improve the granularity and timeliness of housing market insights, particularly in fast-moving urban areas like Barcelona, where rental demand remains high and regulatory scrutiny is increasing.
