# Barcelona rental investors weigh rules and yields

Buyers considering Barcelona homes for long-term rentals face markedly different entry prices and projected returns between districts, according to an [Idealista market report](https://www.idealista.com/en/news/financial-advice-in-spain/2026/08/19/906308-investing-in-barcelona-housing-for-long-term-rentals?amp&ref=barna.news) drawing on Tecnitasa data and comments from Inviertis chief executive Rebeca Pérez.

For current owners and prospective investors, the report says the immediate checks are the status of any tourist-rental licence, local rental restrictions and the condition of the building. It says Barcelona has announced that tourist licences will not be renewed, with an estimated 10,000 homes expected to move into the ordinary rental market, where rents are subject to controls.

## Eixample favoured for capital preservation

Tecnitasa identifies Eixample as one of the areas most sought after by Spanish and international residents, citing its central location and range of services. Pérez described the district as suited to investors whose priority is preserving capital rather than maximising yield.

## Outer districts offer higher reported yields

For investors seeking rental income, Pérez said lower purchase prices in outer districts can produce returns that are difficult to achieve in the city centre. The report cites a Barcelona average gross yield of 5.7%.

- Nou Barris: 6.5% gross yield.
- Sant Andreu: 6.2% gross yield.
- Poble Sec: opportunities above 7%, according to Pérez.
- Ciutat Meridiana: prices from €1,776 per square metre, according to the report.

Tecnitasa says Sant Andreu retains more competitive prices than many parts of Barcelona, while Nou Barris attracts buyers focused on profitability. The report also identifies the Besòs axis, including Bon Pastor, Trinitat and Ciutat Meridiana, as an area where lower prices and urban regeneration projects may appeal to buyers willing to take on greater risk.

## Licence checks and building inspections before purchase

Pérez said investors should assess the regulatory setting before judging an individual flat. This includes checking rental limits and the future of any licence connected to the property.

She also advised buyers to review the property’s condition and its Technical Building Inspection, known locally as the ITE. The inspection is particularly relevant for buildings more than 50 years old, which may require further assessments.

The report also points to Sagrera-Sant Andreu, where the future intermodal station is expected to change the area, and to the first metropolitan ring, including L'Hospitalet, Badalona and Santa Coloma. Buyers should establish a property’s licence position, applicable rental rules and ITE record before making an offer.
